While the market in Calgary is showing positive signs of growth, the economy has still not regained full momentum. Therefore, when going to sell your home, to get results it is imperative to not only price right, but also make sure that it is marketed in a way that it stands out far above the rest of the comparables on the market. I am going to give you a glimpse at the difference having industry leading quality makes on a home, using my most recent listing as an example.
The Importance of Industry Leading Quality
Quality is truly the foundation of my services, including both marketing and the overall experience I provide each and every client. Similar to most things in life, first impressions are crucial, and this can make all the difference.
Photography Comparisons: My Listings to Previous Listings
To clearly highlight the difference, I will take you through a few comparison photos and while the difference will be visually evident, I will explain why it is so important.
First we will take a look at the front of the home. This is where buyers will get their first impression of what they will come home to every day, so it is essential that this be captivating and show as something they can see themselves enjoying on a daily basis. The first thing you will notice is the quality in general. My listing (left) is clear and sharp in both color and definition, whereas the previous listing is dull and grainy. Even the smallest mistakes can make the biggest difference, so attention to detail is a must. Ensuring the blinds are fully open allows for maximum light to come through, enhancing the quality of the twilight photo, whereas having some open and some shut gives off an impression of carelessness and makes it uninviting.
Taking a look at the posterior view, a similar impression is left. Ensuring lighting is maximized creates a warm, inviting feeling, while the poor timing of day in combination with a sub-par angle and lighting, does not reflect how stunning this home really is. I want the sellers to feel proud of their home when they see these photos, as a home is not only a large financial investment, but also emotional investment.
Going into the kitchen, the results are equally as prevalent. The high quality images not only provide an extremely accurate reflection of the true colors and finish of the engineered flooring, custom cabinets, granite countertops and tile backsplash, but the definition also shows proper depth, giving buyers an precise idea of what they will see in person, not leaving them disappointed.
On average, videos get 300% more views than photos in the today’s society. Creating high quality images that emphasize some of the key design features and creature comforts of the house makes an extraordinary difference. It allows buyers to picture themselves living there and enjoying the home as if it were their own, which is an incredible thing to be able to do. Additionally, I make a point of highlighting the community and surrounding area. I have a film believe that regardless if a buyer finds the perfect home, if they live in a community that does not accommodate and reflect their lifestyle, and is lacking certain amenities, ultimately they will not be happy.
Having something tangible is always beneficial when creating a complete marketing package. In this industry, it is standard for Listed Homes to boast Feature Sheets, creating another opportunity to redefine excellence and go over the top to demonstrate superior quality. Many print off the MLS details for the listing on standard paper, yet I prefer to create fully customized Feature Sheets for each property so that each potential buyer can walk away with something that leaves them impressed, interested, and also informed with the MLS details and high quality images.
